Covenants
The Owners/Developers of Chandelle have written a set of Covenants, Conditions and Restrictions that will ensure the harmony and appearance of the development.Some of the highlights are as follows:
- The Owners have guaranteed continued use of the 3700 foot runway to Homeowners living in Chandelle
- Lots for single-family residential purposes only. Homes are to be site-built, with no mobile or manufactured homes allowed.
- Minimum home size must be 2,500 square feet of heated area.
- An Architectural Control Committee will review the appearance and materials of each home, hangar, and other buildings on the property to ensure that they conform to these covenants and that the entire development will fulfill the goals of the residents.
- An annual assessment will cover maintenance and operation of the runway and common areas. This assessment will be used to cover landscaping, mowing, streetlights and other common expenses based on actual costs and will be adjusted annually to reflect changing needs.
- Specific sections of the Covenants address subjects that will affect the enjoyment of living in Chandelle, such as pets, noise, vehicles and parking, fences and hedges, signs, poles and antennas, swimming pools, tree removal and more.
- The Homeowners Association will obtain property insurance to cover the runway, taxiways and other common areas. Owners will be required to have liability insurance for all aircraft operating on Chandelle Property.
- Aviation-related concerns such as hangar use, outside tie-downs, taxi speeds, aircraft repair, as well as other concerns, are detailed in Article VI of the CCR’s.
